What this number is meant to cover

The reserve is intended for routine maintenance plus the long-term replacement of systems and materials that wear out: roof, HVAC, water heater, appliances, exterior finishes, plumbing repairs, lawn and drainage work, and other ownership costs that do not arrive as a neat monthly bill.

Why cost per square foot helps

Square footage gives homeowners a simple common denominator. Larger homes generally have more roof area, more flooring, more windows, more exterior surface and often more mechanical equipment. Age and condition then adjust the estimate upward or downward.

Phase 1 model: this calculator intentionally uses a broad planning range. Future versions can incorporate location, roof age, HVAC age, yard size, utilities and major systems for a more personalized estimate.
